Here the laundry, bath, and kitchen sink are all near each other, so hot water should get to them all quickly. The baths on all floors can be stacked, which should make the weight-bearing walls for them happy. I went alcove-happy here, giving lots of rooms nice nooks. The hallway between the bedrooms was eliminated, making the bedrooms bigger. There's an extra outside stairway up to the roof now. All in 46 x 54 feet.
The garage is only 20 by 24 feet, rather narrow. The kitchen/dining area is cramped. This could be fixed by extending it forward into the front yard, at the expense of making the house deeper. There's a lot of hallway. The entrance from the garage to the house is through a mudroom in the middle of the house. Groceries from the car would go in the pantry (marked "closets") or the fridge, which are fairly close to the mudroom door. That one long narrow hallway connecting the kitchen/dining area to the bedrooms is liable to have lots of traffic. The front door opens into the kitchen, not a mudroom. The kitchen layout is a mess -- how do you get from the stove to the sink?
